Introducing our Community Champion for 2014 Ronnie Vaughan

Golders Green is not only where our office is based but it is our home. What make this area so special is the people that we meet every day, the real sense of community and its village feel. All of us know some real characters who always have a story to tell and are forever eager to help others before themselves.

We wanted to say thank you to these people and so we launched ‘Community Champion’. We are proud to announce that our Community Champion for 2014 is Ronnie Vaughan. Ronnie was born in Holloway in 1930 and has lived in the area ever since. We sat down with Ronnie recently to find out more about him and why he couldn’t imagine living anywhere else.

 We asked Ronnie why he loved living in Golders Green?

The diversity of people, its very cosmopolitan, also peaceful and safe. I love the parks and Heath. It is heaven on earth for me.

How many times have you moved home?

6 times in and around the local area.

What is your earliest memory?

Walking behind the 1966 World Cup winning Football Team as they walked into the old Ionic cinema in Golders Green!

Where is your favourite spot?

Imperial Cafe on Golders Green Road which is great for fresh coffee.

Why this autumn is predicted to be one of the busiest yet!

September always feels like a new beginning in itself. Thousands of children return to school and even though we have worked during the summer months, there is a sense of returning to normality. It is also the time that many people re-start their quest for a new home, there are already signs this is going to be a busy autumn.

One of the signs that autumn is going to be a busy period is the recent news that a few major lenders released fixed rate mortgages deals that are back below 3 per cent. This is amazing news for buyers, with some being put off by the imminent increase in interest rates together with the new ‘stress test’. The worry of not only getting a mortgage but also being able to meet their repayments has seen some light.

Mr Hollingworth of broker London and Country in the Telegraph on 5 September stated that those ‘considering a five year fixed mortgage should not hold out for a better deal.’ In affect now is the best time to buy. He continues, “The recent falling five year fixed rates that we’ve seen shows just how rapidly prices can change. Rates might get slightly better but the market leaders are looking very competitive.”

We always see an upturn in properties coming on to the market this time of year.   This year is no exception; the first week in September we have seen a particular increase in the number of buyers looking for their next home and wanting to be in before Christmas.

But we must urge all those looking to sell that is not a done deal. Staging your home for sale will not only increase your chance of selling quickly but also can have an impact on the price offered, with many well-staged homes receiving above their asking price. Home staging is so important as it creates the lifestyle of your home, and is the first impression they may see of your home on property portals such as Rightmove and Zoopla.

Always go with the principle that they can’t see through your cluttered rooms or unique décor. The actual fact is that the majority of potential buyers want to be able to walk into a home without having to do any work to it. Yes they may down the line wish to decorate, but they want to move into somewhere where they can feel at home straight away.

Selling? – Give your House it’s own MOT!

In our September newsletter we feature our top structural pre-sale tips. But why would we be asking you to look at the structure of your home? We all want to ensure that any sale runs as smoothly as possible, delays are the last thing any vendor; buyer and agent would want. Structural delays are caused by failure to produce paperwork or having to renegotiate because work needs undertaking. As it is often said, “to be forewarned is to be forearmed”.

Whilst you are staging the inside of your home, take a break and have a walk round your home to check the structure. So what basic checks can you undertake to do, how can you give your house it’s own MOT?

  1. Check the service record of your boiler, this will need to be up to date prior to your move. Also ensure that you have all the paperwork and licenses available for any work you may have had undertaken.
  2. Check your building from the outside. Clean all your guttering to prevent any possible water damage and also check your drainpipes and drains are in good working order.
  3. How is your roof looking, this is of special concern if you live in an older property. The thought of a new roof can send shivers down the spines of any potential buyers.
  4. Cracks can appear in all ages of homes, most of which are caused by natural movement of the home. What you need to ask yourself is – are there any cracks that may look like they may be of concern? If you can fit a sideways 10 pence piece into a crack, pre-empt any problems in the sales process by getting it checked and have a report that you can show potential buyers.
  5. Greenery adds to the beauty of our homes but it can also raise alarm bells for potential buyers. We have all heard of the horror stories of tree roots destroying the foundations of some properties but remember this is not the case in every home. Be honest if you think that your greenery may be an area of concern for potential buyers and seek expert advise.
  6. At Ellis and Co Golders Green we have known potential buyers to walk round a house with a damp meter, yes really! If you have had damp problems, which have been resolved, inform your agent so they can in turn inform potential buyers. Otherwise undertake a visual check and have a quick feel of your walls, you know your home best and will be able to notice any changes.
  7. Do you know that any electrical work needs to be signed off by a qualified electrician? Don’t leave yourself open to an embarrassing conversation as with all areas of your property’s MOT, have a professional do the work and get your compliance report.

A survey is likely to be undertaken prior to sale that will identify any issues, but you can speed up the process by completing our simple checks and paperwork gathering as suggested above.
